Hi, I'm looking to buy a house to renovate. This will be the first property I reno. Any tips on what to look for when buying a property to reno?

We've just signed a contract on a house that is only half renovated (for our PPOR). The kitchen, laundry and floors are done. So that leaves 2 bathrooms and 4 bedrooms. It will be our first house that required full renovations. I don't think I would have been up to renovating everything, so we looked for a house that was half completed.

Find a friend who is in the process, help a friend with a reno.

This will give you an idea of what you're getting into, don't buy a house just to reno.

Research your neighbours.. and anything that will need council approval. Never trust the building inspection report, do your own, inc pest report.

Maybe avoid asbestos if you can. Check under the toilet cistern lid for mould. If there’s mould there it’s likely in other spots too

Something that only needs cosmetic fixes, don’t go for anything that requires structural work. Good area, good school zones.

Maximum impact for minimum dollars. Paint is your best friend. Use flat pack kitchens. Do as much demo etc yourself as you possibly can.

This is a big question. So many factors to consider before anyone could answer this question. Is it an investment or for you to move into. How long are you planning to keep it for? Is it a cosmetic reno or a structural one? What’s your budget. I think it would be best to really nut out your financial strategy which will help you work out what project you take on.
